FHA, VA and lender-paid insurance follow different arrangements. You may request PMI cancellation in writing when scheduled principal reaches 80% of the home’s original value, or earlier if extra payments bring principal to that level. Conditions still include a good payment record, current payments, no junior liens and evidence that the property has not fallen below its original value. General automatic termination instead uses the scheduled 78% date and requires current payments. Obtain the PMI disclosure and applicable cancellation requirements from the servicer.
